Unless you have had your head in the sand, you are aware of interest rates still being very low, inventories have corrected with good pricing and sellers who want to sell.  The news is squeaking through into a few articles that will support the argument that this might be the best time in recent history to buy.

 

What Will it Take for the Market to Rebound in 2009? RISMedia 4/9/09:  Fact:  NAR projected a 1.4% growth in existing home sales in 2008 (5.18million).  NAR has estimated in 2009 existing homes sales at 5.91 , which will represent a sizeable growth over 2008.  Rebound means getting back to the sales levels and home values experienced just a few years agoimplies simply returning to sales volumes and prices more in line with historical norms and growth patterns.  (See chart below of Taos single family average sales trend)

 

The Case for Buying a Home Right Now.  WSJ.com 4/8/09:  Low interest rates and very flexible prices make this a good time to be a buyer.  If you can borrow at 4.5% or 5% over 30 years, many purchases start to look appealing.  Especially if we get a hefty dose of inflation down the line. A recent analysis in the Financial Analysts Journal (When Will Housing Recover?) suggested prices nationwide still werent cheap by historical standards in relation to household incomes.  Homes were cheap in the 70s.  Furthermore: the bigger the bubble, the bigger the bust. 

There are plenty of deals taking place far below the official average levels.

Whats New at Prudential Taos Real Estate?

The graphs below mark a gradual and steady climb through 2003.  The spiked increases lead to the market height in 2007.  Today we see a 24% decrease since the height in 2007, and 18% decrease since 2008.  Our prices have settled back to 2004-2005 prices.  This is not a bad scenerio since real estate has normally been a long term investment in the Taos market.  As you can see with the line drawn from 1996 2009 prices, we are now back on track to a healthy, steady growth.

Spring has sprung.  Wait 5 minutes and the weather will probably change.  The ski areas have closed with the best year in a decade in skier days.  Taos Ski Valley enjoyed 6 of puffy powder the last day along with pond skimming for the brave.  Sipapu Ski Area a week later also enjoyed a 6 of powder, free tickets and home made food.what a hoot.  Winter was a good one, yeah for spring.

Do you want the good news or the bad news?  The bad news is nothing new. Sales are down.  Buyers are timid.  Sellers are waiting.  Its the great stand-off.

Good news is that our residential average sales are holding:  single family homes sold for an average of 2% from 2007 @ $387,300, condos sold for an average of +3% @ $288,311.  If you are familiar with the Taos real estate market, long term investments have been successful.  With an average sales price of $290,520 in 2004 for a single family home, your investment has done well.  Check out the attached charts to see how well your money does in Taos.

Market Trends

Consider this our "Convention Issue".  Dr. David A. Lereah, Senior Vice President of the National Association of Realtors was a key-note speaker at the Prudential Real Estate Affiliates Convention in San Diego, March 18 ? 20.  His message was how to overcome the sensationalism by journalist across the national about how dismal the real estate market has been.  Here is the scoop:

1.     The economy is strong.

2.     Jobs are up, unemployment is at the lowest rate in years, hence buyers are out there.

3.     Interest rates remain low.

4.     Sales volume grew in 2006 by 2.5%, expectation for 2007 is 3+%. 

5.     Great demographic trends including boomers still buying second homes, retirees are living longer, staying in their homes longer, creating a need for new housing, immigrants are buying at record highs and the Boomer Kids will be the future biggest buying sector. 

6.     All real estate is local.

Dr. Lereah considers that we have had a balloon with a slow leak in it instead of a bubble that burst.  Our markets are correcting and becoming normal. We must educate our sellers to come to their senses and price their properties correctly. The buyers are just waiting.

Visit the website: www.investors.com where they talk about it being the "best buying environment since the boom started in the early decade." Across the nation, the average second home will cost $550,000.  Taos average home is $341,785.

 

Local News:

As we pointed out above, local real estate takes on its own trends.  In Taos we are seeing fewer units sold with higher sales volume sold in most categories.  Taos did not experience the extreme "high" in 2005 like other markets across the nation like Las Vegas, Naples, Phoenix3;yet, we are being affected by buyers waiting to see if they are investing today or next week.  In Taos, we felt a slow down in the summer of 2006.  Comparing statistics for 1st quarters, single family units are down 17% and sales volume is up 9% to $405,603 for the 1st quarter of 2007 compared to the same period of time in 2006.  Building sites of <5 acres are in demand.  Supply has been down and it shows:  only 14 units have sold in 2007 compared to 35 last year with a sales volume increase of 32.5% to $143,035.
